Investors are always looking for the most up-to-date comparables (sales values), and revealing information about a neighborhood’s “inventory” of properties. A rising inventory may increase property values via residential and commercial revitalization. A rising inventory can have a negative effect on property values, though, if housing supply outstrips demand.

Time on market. Time on market also tells you how hot the market is. A short time on market indicates a neighborhood on the rise, while longer time on market indicates a neighborhood in which values are stagnating or decreasing.

MikeStuart.jpgSouth Padre Island has the most increase in buyer interest of all the Texas Gulf Coast regions.

We have people from all over the country and world planning to purchase property here when they retire and also that are waiting for the completion of some of the new major developments.

Now is a good time to buy the newer products on South Padre Island or look for bargains
700 acres were just purchased on the north-end for over 38 million and the federal government funded 3 billion to develop the southern border security fence. The newer products on South Padre Island are selling well, but the older products are not selling as well - there are some great bargains if you know what to look for.

(**Without the land track sales the overall sales volume for 2007 is much lower than 2005 and 2006 - clearly a side effect of the natonal woes prompting buyer hesitancy in our market. The sales volume chart above does not include many of the land tract sales)

Baby Boomers begin their retirement wave in 2008 and Texas' exports to China's booming economy are skyrocketing. (We are indeed seeing many buyers in our sales pipeline who are retiring in 2008.)
