New North End Of South Padre Island Is Breaking Ground

The land on the north side of South Padre Island will soon experience a tremendous change. Up until now most people did not even realize that this land could be developed. The land known locally as North Island, past the convention center and beyond the end of Padre Blvd., holds South Padre Island's future.
The land past beach access #6 is divided into land tracts numbered 1-82. Each tract is approximately 350 ft. wide and they run from the gulf side to the bay side most of which are a total of approximately 40 acres. The paved road ends on Tract #40, the others can be accessed through the Cameron county gates at Andy Bowie Park, and driving north along the beachfront.
Lately, much of this privately owned land has been listed for sale and developers nation-wide are showing interest in one of the last pristine and affordable beaches in the nation.
The State of Texas has determined that there are approximately 26 miles of coastline that may be developed; the rest of the coastline has either been developed or has been set aside to hold in safekeeping for the benefit of all generations to come. Six of the 26 miles able to be developed on the Texas Gulf Coast are located on South Padre Island.
There are certain restrictions when it comes to developing in this area. The Federal government has placed this land under The Coastal Barrier Resources Act (CBRA) of 1982. Land located in these areas can be developed, but Federal taxpayers do not underwrite the investments. This is the federal government’s way of financially discouraging growth in ecologically sensitive areas. The Act denies owners federally subsidized flood insurance and doesn’t allow the use of government funds to construct roads.
The lack of utilities running to the area is also an issue in regards to development. Water, sewer and electrical lines would have to be approved and installed. Currently, utilities have already been approved up to track 14.
New developments have encouraged private owners to start listing their property. With interest on this part of the Island rising, prices have been going up as well. Neighborhoods such as The Shores, are already sprouting on the North side of the Island and lots within these neighborhoods are selling fast. Other developments currently under construction located past the convention center include Wild Dunes and Cibola.

Cibola - Located on the quiet northern side of the island, this new community is offering buyers options on beachfront, gulf interior and bay interior lots. A total of 34 lots comprise this beachside community just beyond beach access #6. |

It is my understanding that the Coastal Barriers act starts at tract 38 and goes North. All tracts south of this are eligible for any and all kinds of financial assistance they can get--including from the federal government. Any experts out there to confirm? |
