Luxury tower rises from the sand dunes north of town.

The slender tower rises out of the dunes just north of town, and Ocean Tower: South Padre Island came to life Friday evening as the first tours were given at a topping out party for the building. The tower has reached its final height of 31 floors.

The new high-rise condo and its developer, Domit Development of McAllen hosted a party as the project reaches the final stages of construction.

Domit Development is a residential and commercial builder that was founded in 1993. The company has received awards and recognition for their sophisticated designs and for creating top quality projects in South Texas.

With this tower, Domit hopes to create a nearly all-inclusive way of living with its first class amenities for residents.

Attendees waited patiently in line a chance to get first views of the island from a vantage point near the top of this 31-story structure. Everyone was required to wear safety hard hats and rode in the construction workers elevator up the side of the tall building.

Every condo will have breathtaking views of both the Laguna Madre Bay as well as the Gulf of Mexico. Nearby is the bayside marina that is part of the Shores development.

A brochure showing computer generated images of elegant living spaces and lists features and services usually found in exclusive hotels. Those details include concierge, indoor and outdoor pools, fitness center, media center which will include video gaming, spa and landscaped gardens.

Also included will be a special area just for kids with shaded play areas and a separate kids' pool area. The offering of exercise areas and play areas were part of the lifestyle design and planning by the developers.

Ocean Tower will have a total of 131 living spaces with a choice of 3 floorplans for the penthouses and 6 floorplans for the condominiums. Each pie-shaped condo is outfitted with the top designer appliances and features. Two and three bedroom designs will be offered with spacious living areas and sophisticated gourmet kitchens.

There is a three-level parking garage and 4 high speed elevators. Developers claim hurricane resistant windows with energy saving glass. Emergency generators will keep things moving if they are needed and safety features are found throughout. The air conditioning will use an energy efficient chilled water system.

Rumor has it that this tower is already leaning and certain aspects of construction have been halted.

Any confimation?

We heard from someone who is doing the duct work in that building. He says that it is leaning but that has not been confirmed. We will let you know if we hear any confirmation.

Construction on this project has halted as of Thursday, June 12, 2008.

Unofficial, local reports are that this tower will be torn down due to the irreparable sinking and separation from the parking garage structure.

Construction is temporarily halted at Ocean Tower condos.

Developers hope to resolve the situation and resume construction in just a few days.

They say sinking is not un-heard of for buildings being built so close to the ocean.

We see this as a great opportunity to get a bargain right now on what will become the finest quality built tower - in the best location - on South Padre Island.

The views and amenities are unmatched, and the units are the some of the largest on the Island. A rare opportunity to take advantage of the insurance and investment companies losses and their desire to regain momentum.

Anchoring a skyscraper like ocean tower is done by driving long concrete and steel piles down through the sand into the underlying ground surface. The friction between sand and so much concrete and steel is sufficient to hold the foundation above in place.

The added weight of attaching the garage and Olympic size pool to the tower simply created to much shear weight to one side. The solution will involve separating the two structures, so that they independently stand on their own pilings.

for what it's worth, here's an article from Zachry's website discussing the project. it's on page 10 of the pdf document. notice that Zachry is the Construction manager at risk which means they were paid to design the entire project and bring it in at a price that was determined and agreed upon with Domit. If it tanks, then Zachry is at risk here. That doesnt mean that Domit is out of the woods, but if this thing goes south, it falls on the Construction company's lap more than Domit. and it looks like Zachry has some pretty deep pockets. Let's hope for the best.

Finest quality tower? Better avoid the bottom floors unless you fancy subterranean living.
