The major property owners of the land tracks on the North end of South Padre Island have agreed to extend utilities to track 14. |

Are they annexed into SPI for water? It seems like this would make news at a local if not state level. Yet there is no mention on this in print anywhere. Seems highly speculative at best. If I'm missing something please let me know. I'm bullish on SPI. |

There are plans underway to supply the future water needs of the Island through a process called desalination. We will be releasing a news article later this week that discusses some of the details. |

It is our understanding the utilities have been approved by Lunga Madre Water District for extension to the North.
We appreciate your comprehensive site since our family owns property to the North and we are interested in all development events and news in that direction.

Any updates on this? I have not seen any prices listed. And oddly enough, the Las Olas project on tract 3 has just vanished into thin air. Can't even find it on Google anymore. I'm guessing the utilities got denied. |

Don't get me wrong, I'm a land owner along the road. I am just skeptical/realistic about the utilities coming up our way. Until it has the government stamp--a nearly impossible task-- no sand will turn and all of this is fantasy island. I think we're a generation away. 25 years at least. |

Los Olas is the north 1/2 of Tract 1 and part of tract 2, I think. Or maybe 2. Cibola is 3, I think. Can't find the emails from the realtor. None the less they are part of the group seeking annexation into the LMWD all the way up to tract 14, or so I'm told :)

Have the utilities been approved yet(for tracts 1-14)...and if so, when do you think they will be in? Does anyone have a ballpark price estimate per acre for one of the tracts with utilities? Thanks. |

That is a great question. There are listings right now that have acreage at 2M+, right on the beach side of tract 2. Some are 190K per acre. Until a developer comes in and turns some actual sand and purchases an available tract on the open market, who knows. For comparables, I don't see why tracts 1-14 (once utilities are in) would not be at least 500K per acre. That is still 25-50% less than similar beach/bay property in Port Aransas, Mustang Island, Galveston, etc. Landowners are in the catbird seat. The growth is coming North. If you have the staying power, it could be worth millions. Us islanders have learned to be patient with regards to the North Side :) |
