Sunrises, Sunsets, Spring-break and Beach Re-nourishment

South Padre island has them all – enduring and beautiful indeed.

From the 9th Floor of our condo on the beach we have sunrises, moon light, periodic beach re-nourishment efforts and sunsets on the bay side over the bridge. Here is a 24hrs snapshot of all four giving you an idea of what it's like to live on the beach and why so many find it irresistible.

The Texas coast barrier Islands are one of the few places in the world where you can watch the sunrise and sunset over water from your home, but you do have to look out different windows.


SPRING BREAK TIME
The island's ready for the big party. With the exception of the Bahia Mar (the hole's plugged, but it's still under reconstruction), the hotels and motels have recovered from Hurricane Dolly, though a few have new names, notably the Radisson, which a year ago turned into the Isla Grand (500 Padre Blvd. www.islagrand.com) . It matters, because the big beach party is always behind this hotel. Although the dunes are a bit smaller, the beaches look great. As always, alcohol is allowed on the beaches, but glass and underage drinking are likely to land you in municipal court.


It could be a huge party this year: About 125 colleges and universities nationwide have their spring break the week of March 15 this year, including the University of Texas, Texas Tech University, Texas A&M University and the University of Oklahoma. As a result, room rates are high. A few mid-island motels have some rooms available starting at $132 midweek, but many are up around $300.

Nice pictures. Now what you need to do is challenge everybody to send in their single best picture of SPI, and post the best ones on your web site. Or some variation of that.

Buying island property is often an emotional decision. Hypnotize those buyers into signing on the dotted line using pictures of the island's beauty.

I know you guys take great pride in presenting lots of facts and figures to help buyers better understand the island market, but highlighting the emotional aspects of the island are every bit as important, IMHO. Calling for people to send in their favorite pictures might also help your own agents better understand what other people find so emotionally appealing about this wonderful island. Maybe you could even turn it into some kind of contest, with some small prizes for the best pictures. Perhaps even allow visitors to vote for their favorites.

I'm curious to know how the growing oil spill off the coast of Louisiana will affect south padre. Thank goodness it's NOT moving in this direction. The inability to fish there is going to be a windfall for local fishermen here. If the oil messes up the beaches in Louisiana, Mississippi, Alabama, and Florida, perhaps more people will take their vacation on the clean Texas gulf coast. Tar balls are likely to wash up on the north gulf coast beaches for quite some time. As sad as I am about the oil spill, it could indirectly benefit South Padre. On the bright side, whatever lesson they learn from this mess will also be applied to new oil rigs, reducing the possibility of oil spill throughout the gulf.

On the downside this will be a disaster for Subsea 7's operation in Port Isabel, as it could be a long time before the government allows any more offshore drilling.

Overall I think this oil spill could have a positive impact on South Padre. If you were seriously thinking about buying beachfront property on the north gulf coast, wouldn't you be rethinking that right now? South Padre has the beach property you want to own!

Now we've got the Mexicans worried about that massive oil spill. This is the first time I have heard about a reverse current in the fall which could mess up the Texas and Mexico coast.
