Progress Report: Port Isabel and Puerto Del Sol Condominiums

Port Isabel hopes this new development on the bay - that has a view of the Island - will help revive interest in their market - which has not had a successful new development in many years.

While South Padre Island is having a boom year, Port Isabel is still a victim of the recession, and has had several months this year without any sales.

The second bridge project, which would provide an alternative route to the Island, has some concerned about the long term future of Port Isabel, which is a secondary market choice for many who want a more affordable alternative to the Island - or who work on the Island.

The majority of the tax base for Port Isabel comes from the large property values that are on South Padre Island, where residents there are part of the Port Isabel school district.

It remains to be seen, if a new development on Port Isabel can compete with the prestigious allure of the island. Port Isabel is most known as a fishing and boating community, with a mixture of nicer homes on the water (in an area called the "fingers") and many lower-priced homes, multi-family units and trailers inland.

South Padre Island has several new homes communities coming available on the bay side that have features such as concrete floating boat docks and condos with boats docks, which has put a dent in the demand on Port Isabel, which at one time was the only option for homes with boat docks in the area, when the Island's limited supply sold-out.

For those who haven’t noticed there is a new development going up near the famous Lighthouse in Port Isabel.

The project, when all three phases are completed, will offer 56 units priced from $299,500 for a 2 bedroom to $349,500 for a 3 bedroom.

The standard amenity package includes granite counter tops, ceramic tile and carpet, high impact windows, high speed internet, pool and hot tub, appliances including washer/dryer and boat slips for an additional charge.

Construction of buildings 1 and 2 are nearly complete and of the 36 condos 21 are under contract with closings starting by the end of June.

Building 3 is scheduled to get underway in October and four have already been purchased preconstruction.

A new Subsea 7
$40 million oil pipeline assembly plant is underway and is Port Isabel's entry in the
offshore oil and gas industry.

Port Isabel is one of 12 deepwater ports in Texas, with a depth of 36 feet.

Subsea 7, an international underwater engineering construction company, is expected to attract other companies in the offshore oil industry to our area.

The company will assemble pipelines that it will haul to offshore oilrigs.

The company has already hired about 90 workers, including skilled welders, with local training at the plant.

The company plans a large operation on the 58-acre site which is located on the intra-coastal waterway near Long Island Village and Port Isabel.

The company's first project calls for welders to join 38 miles of pipe that its ship will carry to an offshore oil rig in the Gulf of Mexico.
